SUBJECT: Variance to lot size and set back - 2242 Mapleton Ave.
Mr. Thomas Brouelette w.:s before your Commission on September 8,
1982 to present a proposal for an addition to his house.
At that time Mr. Brouelette's lot contained 4,087 sq. ft. However,
the lot ne:ct door was then tax forfeit and scheduled to be sold
at auction by the County. Mr. Brouelette was urged to obtain that
adjoining lot to add to his own, thereby bringing his lot closer to
the required 10,000 sq. ft.
Mr. Brouelette did acquire that tax forfeit lot to add to his own,
however, the total lot size is now just 8,625 sq. ft.
Variance was granted by your Commission at that time provided a survey
be submitted to verify lot lines.
The survey has now been done but an encroachment shows up on the
north side of the property.
The Commission should address the encroachment.in their approval
of the variance.

The applicant is reqquesting to build a 14x2O'x6" addition to the
rear of his home - 6 to 8 ft from the property line. The front
setback is 21 feet to the p_,esent building. The present lot area
is 4,312.5 sq. ft. He has stated that he would like to purchase an
adjoining lot that the county will be putting up for auction. He
should be aware that, as an adjoining property owner with a non-
conforming lot he does not have to wait for auction. The addition
wouia allow him to add two bedrooms to the living space. The
present living area is 509 sq. ft.

The applicant would like to keep the present building wall line
but he will have to cut into the present roof line with an "L"
at the addition. The addition could be brought over to the 10
ft. 'setback required, but one bedroom would have to be narrowed
to only 7 feet in width as he would like to enter each room on
either side of an existing interior- stairway. The present
structure living, area is 509 sq. fu., plus the addition of 287
sq. ft., for a total of 796 sq. ft. If the applicant acquires an
additional lot of 4,312.5 sq.ft., the total lot area would be
8,625 sq. ft. Structure coverage would be 18 percent of the
existing lot or 9 percent of two lots. Two parking stalls would
still be able to be provided off the street on the existing lot.
Recommend:
I would recommend a motion to approve the requested variance
due to the smallness and shape of the lot. Recognizing the fact
that the structure is not o�v,ersized in relation to available
open space. The Commission could consider building permit
approval contingent upon purchase of adjoining lot.
