RE: Complaint Regarding - 3916 Northern Avenue, Spring Park, MN
Dear Ms. Beck:
On February 23, 2007 DJ Goman and myself inspected the property at 3916 Northern Avenue as
you requested.
The following is our findings:
1. Amount of impervious surface on the lot: I calculate the hardcover to be 31.92% which
would be 283 sq ft more than allowed.
2. Location of the driveway and relation to side and rear yard setbacks: We located the
property marker at the street and the one near the front northeast corner of the garage and
sited to the back of the property and it matches what's shown on the survey.
3. Location of garage and relation to the side and rear setbacks: We measured from the
property markers and found the front corner to be approximately 12' from the lot line.
The other setbacks are also in excess of the minimum required.
4. Floor area of garage: The exterior dimensions of garage are 24.33 x 36.33 which equals
883.90 sq ft. The property owner did create a 2r'a level floor inside the building on one
side without approval.
5. Height of garage: The height of the garage from the ground to the peak was measured at
approximately 19'. If you would like to discuss these issues or if I can be of further
