It is the responsibility of the contractor/installer to contact the Department of Building Safety, when ready to schedule an inspection, at (952) 442-7520 between the hours of 8:00 a.m. and 4:30 p.m., Monday through Friday. The review is limited to the submitted scope of work and is based upon the supposition that the data on which the design is based are correct, and that the necessary legal authority has been obtained to construct the project. Approval is based on the correction of all noted deficiencies and compliance with all applicable items listed below. Enter specific plan content The below items are commonly missed items that require correction following inspections. These are provided for your benefit and may or may not apply specifically to your project. Any added or renumbered sections or code language new to the 2020 Codes will be italicized. MN Residential Code: 1. Overhead garage doors shall meet the wind loading requirements as determined by the code. (R301.2.1) 2. The under -floor grade shall be cleaned of all vegetation and organic material. All wood forms used for placing concrete shall be removed before a building is occupied or used for any purpose. All construction materials shall be removed before a building is occupied or used for any purpose. (MRC R408.5) 3. Detached accessory structures are NO LONGER exempt from the water resistive barrier requirements of R703.2 and shall have a minimum one (1) layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D226 for Type 1 felt or other approved water -resistive barrier shall be applied over studs or sheathing of all exterior walls. No. 15 asphalt felt shall be applied horizontally with the upper layer lapped over the lower layer not less than 2". Where joints occur, felt shall be lapped not less than 6". Other approved materials (i.e house wrap) shall be installed in accordance with manufacturer's instructions. All water -resistive barriers shall overlap the required flashings not less than 2". All water -resistive barriers shall be continuous up to the underside of the rafter or truss top chord and shall be terminated at all penetrations and appendages in a manner to meet the requirements of R703.1. (MRC R703.2) 4. Approved corrosion -resistant flashing shall be applied shingle -fashion in such a manner as to prevent entry of water into the wall cavity or penetration of water to the building structural framing components. Self -adhered membranes used as flashing shall comply with AAMA 711 and fluid applied flashings shall comply with AAMA 714. The flashing shall extend to the surface of the exterior wall finish. Approved corrosion -resistant flashing shall be installed at all of the following locations: (MRC R703.4) a. Exterior window and door openings. Flashing shall be installed at the head and sides of exterior window and door openings and shall extend to the surface of the exterior wall finish or to the water -resistive barrier for subsequent drainage. Flashing at exterior window and door openings shall be installed in accordance with at least one of the following: i. the fenestration manufacturer's installation and flashing instructions. When flashing is not addressed in the fenestration manufacturer's instructions, it shall be installed in accordance with the flashing manufacturer's instructions; ii. in accordance with the flashing design or method of a registered design professional; and in accordance with other approved methods. b. At the intersection of chimneys or other masonry construction with frame or stucco walls, with projecting lips on both sides under stucco copings. c. Under and at the ends of masonry, wood, or metal copings and sills. d. Continuously above all projecting wood trim. e. Where exterior porches, decks, or stairs attach to a wall or floor assembly of wood -frame construction. f. At wall and roof intersections. g. At built-in gutters. h. Where exterior material meets in other than a vertical line. i. Where the lower portion of a sloped roof stops within the plane of an intersecting wall cladding in such a manner as to divert water away from the assembly in compliance with Section R903.2.1. j. At the intersection of the foundation and rim joist framing when the exterior wall covering does not lap the foundation insulation. 5. A kick -out flashing shall be installed where the lower portion of a sloped roof steps within the plane of an intersecting wall cladding, in such a manner as to divert or kick out water away from the assembly. The kickout flashing shall be a minimum of 2 %" long. (MRC R903.2.1) 6. Buildings shall be provided with approved address identification. The address identification shall be legible and placed in a position visible from the street or road fronting the property. These numbers shall contrast with their background. Address numbers shall be Arabic numbers or alphabetical letters. Numbers shall not be spelled out. Numbers shall be a minimum of 4 inches high with a minimum stroke width of 1/2 inch. Where required by the fire code official, address identification shall be provided in additional approved locations to facilitate emergency response. Where access is by means of a private road and the building address cannot be viewed from the public way, a monument, pole or other sign or means shall be used to identify the structure. Address identification shall be maintained. In review of the attached survey / site plan it appears that the site and garage meet the City requirements as follows. Accessory building size : The code allows accessory buildings in the R-1 zoning district up to 1200 sq. ft. The propose garage is 620 sq. ft. and the shed is 68 sq. ft. for a total of 688 sq. ft. meeting standards. Number of accessory buildings: Two buildings are permitted. The site plan shows a garage and shed. Building height: Detached accessory building shall not exceed 16 feet. The proposed garage is approximately 14 feet in height measured to the mid- point of the eave and peak. Setbacks: Front Yard required is 30 feet. The new garage meets this standard. Side Yard required is 10 feet. The new garage is 12+ from each side lot line. The foundation plan shows a floor drain, this cannot be connect to City Sewer. The plan must show where this drain will outlet. Hard cover with the new garage is right at the 30% allow lot coverage. The plan as shown meets all zoning requirements.
