Scope: Conversion of an existing office building to a 27-unit hotel. The fixture count includes 35 toilets, 34 lavatories, a
kitchen sink, a laundry tray, a bathtub, 27 showers, a dishwasher, two drinking fountains, and 5 floor drains.
The plumbing plans for the project named above have been reviewed for substantial compliance with the adopted 2020
Minnesota Plumbing Code, as amended. This review does not cover the water supply or sewage system to which this
plumbing system is connected. This review is limited to the provided design and data on which the design is based. It is
assumed that the provided design and data are correct, that necessary legal authority has been obtained to construct the
project, and project designer assumes the responsibility for all aspects related to the design. Approval is contingent upon
satisfactory disposition of any requirements included in this report.
Inspection: All plumbing installations must be tested and inspected in accordance with the requirements of the adopted
Minnesota Plumbing Code, 2020, as specified in sections MN Rule 4714 subd 609, 712, and 1107 unless otherwise
approved in writing in advance of the inspection.
Scheduling Inspections: call (952)442-7520 24 hours in advance. Provide the permit #: 24SP-00021.
Requirements: The requirements listed are set forth in the adopted Minnesota Plumbing Code, 2020, MN Rule 4714.
1. All plumbing shall be installed in accordance with4714.0100.
2. Any modification to existing piping will require prior approval and a plan review.
3. Plastic and copper piping penetrating framing members to within 1 inch of the exposed framing shall be protected
by steel nail plates as required in 4714.312.9.
4. Accessible plumbing facilities shall have exposed pipes and surfaces protected against contact as required in
4714.403.3.
5. Lavatories that are designed for public use shall have hot water limited as required in 4714.407.3.
6. The individual showers or tub -shower combinations shall have control valves that comply with the requirements of
4714.408.3 for the purposes of thermal shocklanti-scald protection.
7. The air gap provided for the water softener shall conform to the requirements of Table 603.3.1.
8. The water heaters, as listed units, shall be installed in compliance with the manufacturers requirements as defined
in 4714.501.1.
9. The potable water system shall be disinfected as required in 4714.609.9.

PLUMBING PLAN REVIEW REQUIREMENTS
Below is a list of requirements necessary to complete a review of plumbing systems in commercial buildings.
Please read the following carefully to ensure you provide all required information to minimize delays in the plan
review process.
1. Utility Site Plan (if new services are to be installed): The utility plan must show the locations, sizes and
slopes of all sanitary sewer, all storm sewer, and water service piping within the property lines. If wells or
sewage treatment systems will be located on the property, they must be shown on the plan so that proper

unless otherwise listed In the specifications. The plan must include a directional reference.
2. Floor plan: The floor plan must show the locations of all plumbing fixtures. The sizes and locations of all
horizontal sanitary and storm piping must be shown on the plan.
3. Water Riser Diagram: The drawing must show an isometric view of the water distribution piping from the
water service entrance to the connection to all plumbing fixtures and equipment. The plumbing fixtures,
equipment connected to the water distribution system, and all pipe sizes must be clearly labeled on the
drawing.
4. Soil, Waste and Vent Riser Diagram: The drawing must show an Isometric view of the waste and vent
piping within the building. All pipe sizes and fixtures must be clearly labeled on the drawing.
5. Material Specifications: A list of fixtures, materials, and procedures must be provided which includes the
following:
a. A list of the fixtures and appurtenances that are connected to the potable water distribution system or that
discharge to the sanitary waste system. The list must include manufacturer and model number of each
plumbing fixture or appurtenance.
b. The type and quality standard (e.g. ASTM, ANSI, etc.) of the pipe materials to be used In the plumbing
system, including the type of joints.
c. The pressure testing and disinfection procedures.
B. Roof plan: A roof plan must be provided if roof drains will be installed that are piped Inside the buildings. If no
Internally piped roof drains will be Installed, a roof plan Is not necessary for plan review. A statement should
be included that the roof is pitched and the building Is served by scuppers.
7. Signature: All plumbing plans that are submitted to MNSPECT must be signed by a master plumber or a
professlonal engineer who is registered in the State of Minnesota. Signature and license number must be
on each plan sheet.
