Reconstruct within the 50' lake setback- add 3-car attached garage 2. Construct 3 stories per the plans in lieu of a 2 U2 story (still meets the 35' max height requirement) 3. Increase in hardcover per the proposed site plan It is our intention to remove all the existing buildings and construct a modern 3 story home per the submitted plans that is situated on the existing foundation site with the addition of an attached 3 car garage in lieu of the existing detached garage structures. Currently, no structure fits within the prescribed 50-foot lake setback which is the case for many lakefront properties, but rebuilding is permitted on nonconforming sites through the granting of a variance. The 3rd floor roof height, as designed, is within the 35' maximum height requirement for R-1 and there are no adjoining residential structures on the north or west bank of Spring Park Bay in the community below that height. Furthermore, the home would not impact any neighboring sightlines. The 3'd story will have no taller presence on the lake side than a 2 story with walk -out lower Level. The front elevation is dwarfed by elevation of the bridge. There is approximately half the interior square footage on the upper floor as the foundation. The 3rd floor will incorporate deck space as we have paid close attention to hard cover while trying to create a livable home. As a result of the new design, we are slightly exceedingthe 30 percent hardcover requirement. in the event, we need to further meet that requirement, we could consider a permeable patio and work with staff on further mitigation. Due to its unique property characteristics, constraints, and current nonconformity, we feel there are hardships associated with this property that warrant asking for your support in our request for variance.
