• Tear -off existing roof going down to tha deck, removing all debris from jobsite. Price is based on one (1)
layer of shingles. If any additional layers are found, the cost will be In addition to base bid. (Units 476E
and 4766 upper roofs win not be replaced, ONLY garage will be re -roofed on Itme two units)
• Sweep roof decking dean of all dirt, gravel, and debris.
• Inspect decking: any damaged or deteriorated decking wit be replaced on a time and material basis
with a labor rate of $65.00 per man hour plus materfaks.
' Verify that wood decking is nailed correctly.
• Install new 24-gauge pr"rdshed colored valley motel at locations where bm roof slopes come down
and meal (upper roofs at every other unit and garage roof slope that pitches back towards dwelling.
• Install new pre -finished colored drip edge at eaves and rakes.
• Install Ice $ Water Shield 6' from bottom edge on upper roofs and over entire garage roof due to MN
code and the roof slope being below a 3112, and Tin all valley areas.
• Install Tri Built Synthetic felt undertayment over remainder of roof.
• Install new prefinished colored metal lead top pipe flanges to all soil stacks.
• Install new Broan vents for, bath and kitchen fans.
• Install 750 vent plugs as venting will be changed to ridge venting.
• Instal and cut in new Cobra Ridge Runner ridge vent on caps.
• Install Owens Coming dimensional shingle using 5 nails per shingle.
• Install Owens Coming brand ridge cap to hips end ridge.
• Do magnebc sweep of grounds.
• Owner responsible for Satellite dish re -calibration.
Permits, Warranties and inspections
o Roofing permit fee will be in adkiition to base W. No fee to obtain permit.
o Upon corrpletion of installation, have roof inspected by City inspector.
o Provide you with an Owens Coming Shingle Warranty when paid In full.
o Provide you with a Royal Roofing, Inc. 5 Year labor warranty.
o Royal Roofing Inc. will not be held liable for any damages underneath the Roof Decking during
installation.
Project Conditions
o Royal Roofing, Inc, wiiA keep all work and storage areas dean and neat dal.
o We order more materials than needed on all jobs. The extra materials are not charged to homeowner
and will be returned. We'll leave any open bundles of shingles if homeowner wants them. In lose of
tree falling or unknown damage to root This way, the Dye Lot Color of the shingles match exactly.
o Weather Condition Limitations: Royal Roofing, Inc, will not apply roofing during inclement weather or
when a 400/a chance of predpitatlon is expelled.
o Royal Roofing, Inc, shall provide and maintain any danger signs, guards or obstrucgom necessary to
protect the public and workers from any danger crested by the work in progress.

Any person or company supplying labor or material for this Improvement to your property may file a
lien against your property If that person or company Is not paid for the contributions. Under MN law,
You must have the right to pay persons who supplied labor or materials for this Improvement directly
and deduct this amount from our contract price or withhold the amounts due from us until 120 days
after completion of knprovemerd.
Royal Ro(Ang, inc. shah, lt requested by the owners, furnish the owner a release in hA of all liens arising out of
this contract or in lieu thereof, receipts in fill for all materials and labor on the job.
AA material is guaranteed to be as specified and all work shall be performed in a manner in accordance with the
above specifications and standard practices. Any alterations or deviations from the above specifications will be
made only upon Written change order signed try both Royal Roofing, Inc. and the owner describing the change
and stating what, if any, additional amount is to be paid by owner. Owner assumes the risk of concealed or
unknown conditions which delay or increase the cost cf our performance and agrees to pay reasonable,
additional charges resulting from those conditions. Contractor is not responsible for delays resulting from strikes,
transportation, disruption, weather, accidents, material shortage or outer causes beyond our control. Contractor
is not responsible for damages due to vibrations caused by workers. Owner to carry Ere, tomado, and other
necessary insurances. Our workers are filly covered by Workmen's Compensation Insurance.
Terms and Conditions: 33% down at the time of contract signing, 33% when materials are delivered, balance
(including any approved mange orders) due within 10 days of completion of )Db. The owner agrees to pay
1.5% monthly service charge on all money due past 30 days. The owner further agrees to indemnify, defend
and hold contractor harmless from all damages, expenses, lawrsuits or claims, including collection actions,
dam for subrogation, attorneys fees ardlor cost of remediation or restoration, brought by any party(s) arising
from or relating to, (1) the performance of the worts described in this proposal unless solely due to contractor's
negligence, (2) to present or future growth or presence of mold or other biological growth within the roof
assembly or the building envelope; (3) damages from Wks thnxgt any area of the existing or present roof
surfaw where the contractor has not perforated tear off or surface preparation work. No wananbes described
herein become effective until all money Is paid within the terms described n this paragraph.
We propose to hereby furnish material and labor -complete in accordance with above specifications, for
the sum of:

Note: Dormer flashing must be reused along top side of garage roofs due to windows and siding that
would need to be removed to replace. This area will NOT be warranted for any potential teaks in the
future. If replaced with re -deck proposal, it will be a better watertight flashing but not the required four
Inky up behind the aiding under the windows rind could &M be a probki in area in dire future.
Option 1: Re -deck garage roofs with 1 /2" OSB on all units (not Including any deckdng material or work
needed on upper roofs). H- Clips included for new decking Install. To replace d"Mng, ail siding
flashing needs to be replaced (dormer and step flashing). Most if not all the windows appear to have a
little more room under that we will attempt to cut down our dormer to have an inch of flashing under
each window behind the J channel. This dormer will then expend out onto the top shingb five Inches
for a better flashing than what exists. To accept Oils option, you will need to also except my swam labor
of removal and reset of siding to flashing correctly. That win be sent dired to you and will not run
through Royal Roofing.
