Roof Coverings shall be installed according to the MN building code and the approved manufacturer's instructions such that they shall protect the building. (MBC 1503.1). All roof coverings and roof assemblies must comply with performance requirements (MBC 1504) and fire classification (MBC 1505) ii. Flashina: Flashing shall be installed in such a manner so as to prevent moisture entering the wall and roof. Flashing shall be installed at wall and roof intersections, at gutters, wherever there is a change in roof slope or direction, and around roof openings. Metal flashing shall be corrosion resistant with a thickness of not less than 0.019-inch galvanized steel (MBC 1503.2) iii. Crickets and saddles: A cricket or saddles shall be installed on the ridge side of any chimney or penetration greater than 30" (MBC 1503.5) iv. Roof replacement shall include removing all existing layers of roof coverings down to the roof deck. (MBC 1511.3) a. Exception: Where existing roof assembly includes an ice barrier membrane that is adhered to the roof deck, the existing ice barrier membrane shall be permitted to remain in place and covered with an additional layer of ice barrier membrane v. Roof recover: (MBC 1511.3.1) The installation of a new roof covering over an existing roof covering shall be permitted where any of the following occur: a. The new roof covering is installed in accordance with the manufacturer's instructions. b. Complete and separate roofing systems, such as standing -seam metal panel systems that are designed to transmit the roof loads directly to the buildings structural system and do not rely on the existing roof covering for support shall not require the removal of existing coverings. c. Metal panel, metal shingle, and concrete and clay tile roof coverings shall be installed over existing wood shake roofs. d. The application of a new protective roof coating over and existing protective roof coating, metal roof panel, spray poly foam roof, built-up roof, modified roofing, thermoset and thermoplastic single -ply roofing shall be permitted without tear off of existing coverings. vi. A roof recover shall not be permitted where any of the following conditions occur: a. The existing roof or roof covering is water soaked or has deteriorated to the point where the existing roof or roof covering is not adequate as a base for additional roofing. b. Where the existing roof covering is wood shake, slate, clay, cement, or asbestos -cement tile. c. Where the existing roof has two or more applications of any type of roof covering. vii. Reinstallation of materials_ Existing vent flashing, metal edging, drain outlets, collars, and metal counterflashing shall not be reinstalled where rusted, damaged, or deteriorated. Flashings shall be reconstructed in accordance with the manufacturer's instructions (MBC 1511.5) viii. Roof Ventilation: Intake and exhaust vents shall be provided in accordance with Section 1202.2 and the manufacturer's installation instructions. (MBC 1503.4) a. Exception: The net free cross -ventilation area shall be reduced to 1/300 if a Class I or II vapor retarder is installed on the warm -in -winter side of the ceiling. At least 40%, but no more than 50% of the required venting area is provided by ventilators located in the upper portion of the attic or rafter space, not more than 3 feet below the ridge, with the balance of ventilation provided by eave or cornice vents. (MBC 1202.2.2) b. Openings for ventilation over 1/4 inch shall be provided with corrosion -resistant wire screening or similar material with openings between 1/16 -'/ inch. ix. Underlayment: Table 1507.1.1(2) Asphalt Shingles: For roof slopes from two units vertical in 12 units horizontal (2:12), up to four units vertical in 12 units horizontal (4:12), underlayment shall be two layers applied as follows: Apply a 19- inch strip of underlayment felt parallel to and starting at the eaves. Starting at the eave, apply 36- inch-wide sheets of underlayment, overlapping successive sheets 19 inches. End laps shall be 4 inches and shall be offset by 6 feet. Distortions in the underlayment shall not interfere with the ability of the shingles to seal. For roof slopes of four units vertical in 12 units horizontal (4:12) or greater, underlayment shall be one layer applied as follows: Underlayment shall be applied shingle fashion, parallel to and starting from the eave and lapped 2 inches, Distortions in the underlayment shall not interfere with the ability of the shingles to seal. End laps shall be 4 inches and shall be offset by 6 feet. 2. Roof Type: i. (MBC 1507.2) Asphalt Shingles: a. Asphalt shingles shall be fastened to solidly sheathed decks b. Asphalt shingles shall only be used on roof slopes of two units vertical and twelve units horizontal (17%) or greater. Roof slopes 17% - 33 % double underlayment is required. c. Required underlayment shall conform to ASTM D226 Type I or 11, ASTM D 4869 Type I -IV, or ASTM D6757. d. Asphalt shingles shall comply with ASTM D225 or ASTM D1970. (MBC 1507.2.5) e. Fasteners shall be galvanized, stainless steel, aluminum, or copper roofing nails, minimum 12 gage shank with a minimum 3/8" diameter head, and a minimum length of 3/" into the roof sheathing. f. Asphalt shingles shall have the minimum number of fasteners required by the manufacturer, but not less than four fasteners per strip shingle or two fasteners per individual shingle. g. Asphalt shingles shall have a minimum wind resistance complying with Table 1507.2.7 h. Underlayment shall comply with MBC 1507.1.1 i. Ice barrier: In areas where there has been a history of ice forming along the eaves causing a backup of water, an ice barrier shall be installed for asphalt shingles, metal roof shingles, mineral -surfaced roll roofing, slate and slate -type shingles, wood shingles, and wood shakes. The ice barrier shall consist of not less than two layers of underlayment cemented together, or a self -adhering polymer modified bitumen sheet shall be used in place of normal underlayment and extend from the lowest edges of all roof surfaces to a point not less than 24 inches inside the exterior wall line of the building. j. Valley linings shall be installed in accordance with manufacturer's instructions before applying shingles. k. Drip edge shall be provided at eave and rake edges or shingle roofs. Adjacent segments of the drip edge shall be lapped no less than 2-inches. The vertical leg of drip edges shall be no less than 1-1/2" in width and shall extend no less than 1/4"-inch below sheathing.
