We are working with our contractor to revise the garage design to comply with the 16' height limit. Because storage space on the second level of the garage is one of our major requirements, we need to modify more of the design than the height of the building. So, it's taking a little time to assess options and make decisions based on respective pros and cons. My husband and I expect to see revised drawings of the options today and should be able to make a decision on the preferred option this evening. One thing we are likely to incorporate in the new design is swapping 4' of driveway length for garage space. This has an immaterial impact (an additional 8 square feet) on the hardscape calculations and the support for the rain garden design. The rain garden design at 100 square feet is still sufficient with the small amount of additional roof area. The hardscape calculation still remains under 40%. See modifications attached. Hopefully we don't need to go through those approval processes again, but if we do, please let us know. I can resend the full set of updated documentation. I know Jim Sale was going to give you a call with the same info. So,you have probably already spoken with him. But, I wanted to get back to you just in case you guys were not able to connect. My husband,Jim Doyle, and our contractor,Jim Sale, are copied on this email. With the help of our contractor,Jim Sale, we have submitted an application for a building permit to construct a new garage. As we have learned through this process, a rain garden is required to mitigate the effects of stormwater runoff associated with the new construction. Attached is the rain garden design intended to meet the stormwater mitigation requirements. It addresses the 2nd and 3rd bullet points of the email from Chris Bunders below. Our contractor will be submitting a new plat map that addresses the 1"and 4tn bullets of Chris's email. The new plat map is also included in the rain garden plan attached as Figure#1. Please let me know if you have any questions about this plan or if there are any additional requirements of the plan that have not been met. If there are other people that need to be involved in this discussion, please forward this email and copy me. Drawing shall include existing and proposed structures, lot lines, utilities, and other relevant information. • Provide rain garden dimensions, including bottom length and width, side slopes, basin depth, and overflow elevation so treatment volumes can be verified, and the basin can be accurately constructed. • Provide site specific soils investigation to document underlying soils and seasonal high groundwater elevation. Soil borings or test pits are acceptable methods for collecting this information. 3 • Add spot elevations, utility layout, and/or detail(s)to show how runoff from impervious areas will be collected and routed to the proposed rain garden.
