City code states that the variance needs to be acted on within one calendar year to stay valid. In this case, the time has lapsed and the variance is no longer valid. The applicant can submit a petition per City Code 42-168 that shall be presented at a Planning Commission meeting and therefore sent to the Council with their recommendation for extension or not. At the September 9, 2026 Planning Commission meeting, the petition for the variance extension for 3916 Mapleton was discussed and a recommendation was made 4-0 in favor of extending the variance for 12 more months to the City Council. Recommendation – Council approve the Variance extension for 3916 Mapleton Ave. for 12 more months. August 25, 2026 To the Spring Park Planning Commission, We are requesting an extension of the variance originally approved in April 2025 for 3916 Mapleton Avenue. Since receiving approval, we have continued to make steady progress toward the project. We completed detailed architectural plans, coordinated with our engineer to keep all structural requirements current, and conducted a test dig to confirm that our foundation meets the required specifications. We have also finalized our material selections and compiled a complete materials list with quantities and pricing. Over the past several months, we have met with multiple contractors and building crews. While we have been actively working to secure the right team, we have not yet found a contractor we feel confident moving forward with. We are currently in conversation with three general contractors who appear to be strong candidates, and we are hopeful to break ground in fall 2026. Our delay has not been due to lack of effort or interest; rather, we want to ensure we select a team that will support a safe, high‑quality build for our home. Thank you for your consideration of this extension request. Brent & Anna Reid 612-720-7424 acsneltjes@gmail.com breid1122@gmail.com
