BOX 452 4349 WARREN AVENUE SPRING PARK, MN 55384 471-9051 • 471-9055 March 17, 1980 Honorable Mayor and City Council Members Re: David Hansen - 2429 Black Lake Road =I I can see no problem with allowing a lake front variance for the proposed lake front addition, as the existing structure at closest point of approach is at approximately the same distance as the addition will be. The concern I do have is of the side yard variance needed for the street front addition. The proposed addition of 12 feet will close in on the side yard only another 6 inches, however, I would like the Council to consider these types of non- conformance to continue or expand. These are conditions that in time do have tendencies to be injurious to health safety ofindividuals, as well as to municipal zoning. As I understand the proposal the lake front addition is to be of two stories with a walkout basement, and the street front addition to be a story with a full basement. There now is an alternate proposal as to make the lake front addition a one story with a walkout basement. With the street front addition to be two stories with a full basement. I have talked to the Hansen's about moving the existing structure south, so as to conform to the side yard requirements and easterly, so as to provide for an lake front addition, to be added and still be 45 to 50 feet from open water in the center of the site. I again feel that a lake front addition is not in being less than 50 feet, as their proposal continuity with the general building line. His present house is 3.5 feet from the north property line and 41 feet from the lake. 1. Mr. Hansen wishes to build a addition to his kitchen on the north east corner of his house. There is presently a screen porch which he . intends to remove and replace with an addition.. He has received the approval of his neighbor to the north. 2. Presently, this structure is non -conforming as to lake front set back. Mr. Hansen wishes to build a 12xl8 foot addition on the southwest corner of this house. This addition would not extend beyond the present 41 feet to lake and would be in sight line of his neighbor on the south. The MCWD has given approval pending approval from the City. The Planning Commission has approved.
